When purchasing your home, we help you with the entire process and offer after sales care. We will set up the contracts, translate them and prepare all the necessities for all the bureaucratic steps in cooperation with the notary.
We will help you of course in banking and credit related issues. We have special agreements for you with the local banks with very good mortgage conditions.
Furnishing your home
We will be glad to help you personalizing your new home. We will pass on to you our good connections with companies for the furnishing of your home and installation of the kitchen and other interior issues. We will support you helping along with language, design and organization of it all. Also for the landscaping of your individual external area we will be happy to help you.
Another important point on which we offer you our support, are the various connections with the entities for power, gas, water, telecom and TV. So you can quickly move into your new home and can use every amenity.
Property Management
After purchase, we will take care of your property, there are good regulations that allow you to live in a completely well-kept residence, and you can depend on our administrators and assistants. In summer, the pool and gardens will be cared for; your home in winter is preheated for you if you wish.
You need only to turn the key and feel comfortable. In your own home in Tuscany, you may experience Italy any time of the year without worrying about maintenance and repair. We can also recommend you agencies that rent it out for you if you wish to.

Our architects know to unite your wishes with those of the municipality and its rules. We offer you the service of restoration with an expert team that can look back on years of experience and successes. We handle the administrative duties with the public offices, help in the financial field and assist on the architectural, environmental, structural and historical side. We can give you support in cultural questions, staff issues, as well as questions regarding the interior and exterior design.
Infrastructural matters, such as road construction, connections of electricity, gas, water and telecommunications are also a part of the restoration process which we follow up.

Buying a property in Italy
In the following we will give you some information and advices regarding the purchase of real estate in Italy. The price of the property is calculated on the gross square meters (lordo) including the walls. Footprint sizes are the net square meters. Fittings and fixtures and the kitchen furnishings are usually not included in the price in Italy. The plans for the kitchens are already available and we will help you with the purchase and fitting. The garden of each apartment is of exclusive use but not included in the property, to guarantee a homogeneous outdoor space, but that depends on the project.
We will help you buying your house in Italy
Once you have prepared a short list of preferred areas you want to live in, keeping in mind affordability and accommodation requirements and other important issues for you, we will come back to you with a proposal and will arrange a building inspection for you. We will provide you with thorough sales documentation, including all costs regarding maintenance and taxes as well as eventual servitudes on the property.
Taking into consideration the technical reports, you are now able to make an informed decision and proceed with a written offer. The offer is subject to the contract and must be accompanied by 2-5% deposit of the sales price, only upon the signature of the selling party it is accepted. Now we we will transfer all documentation to the notary or your solicitor or conveyer if desired. Delta has its own recommended real estate lawyer who ensures excellent co-ordination to guarantee a smooth transaction. Within a short time you will be asked to sign the preliminary contract and pay a further deposit, up to 25-30% of the sales price. Your deposit will be held in trust by the notary until settlement. Please note that, by Italian law, an agency fee which amounts to 3% + VAT is due at the moment of the preliminary contract. Buying directly from Delta you will not have to pay any comission. We'll be at your disposal with further services such as refurbishment, decoration and the subsequent management of your new home in Tuscany.
For many administrative issues like the buying itself, opening a bankaccount, electricity contract etc. you need the “Codice fiscale” (the Italian tax number) which we will organize for you.
General Examples of Costs buying a property in Tuscany
What is a "Main Residence" for the Italian Tax officer? It mainly means:
- To become a permanent resident within 18 month of purchase
- The house is not a luxury home and must be less than 250 m² of living space
- Not owning another property in the municipality
- Not having already a main home in Italy

If a mortgage is required to purchase the property, please add 1.25% for a second home and 0.5% for a main residence on top of the buying price for taxes required by the state for the mortgage.
If the seller is a company, e.g., an srl. (corresponds to an ltd.) then VAT is 20% or 10%, depends if they sell it out of their portfeuille or from a development project.
